A Study in Urban Sanctuary

Located in Bangi, Selangor, Alam Sari Phase 3P3C is a private enclave of double-storey semi-detached homes with a clean façade and delightful finishes.

Alam Sari Phase 3P3C consists of two back to back linear blocks that is home to a total of 28 double-storey semi-detached houses. Located in Bangi, Selangor, the residential development is conceived as a welcome refuge within the urban landscape, providing an escape from the hustle and bustle of the city.

The main design concept of Alam Sari Phase 3P3C features modern contemporary architecture, where the homes display a common form that consists of two layers of roofing to blend in with the surrounding developments.

The units are intended to be simple and light with a clean façade. The use of vertical elements in order to break the rigidity of the forms serve an aesthetic purpose, which ends with stone cladding at the front, and is one of the highlights of the units.

This development features two types of designs with very minor but practical differences. The layout is definitely similar; only the facade treatment is different, i.e. alternating recesses and projections in and out of the wall, cantilever coping and groove lines design.

One type is designed with an enclosed balcony or lanai. Full height pivot louvre windows at the balcony provide much needed privacy. 

Approaching the development, the units are bordered by a modern design of vertical metal and wall fencing. From the main gate to the car porch, one is welcomed by a pedestrian gateway to the house and private landscape area on the side. The car porch accommodates a maximum of three cars.

Upon entering the house, the foyer is furnished with a built-in concrete bench with a timber top and a full height shoe-rack-cum-storage next to it, as well as a powder room for guests. The open layout for the living and dining areas allow for ample circulation and offer flexibility to the occupants to design the interior to their own taste.

A sliding door is purposely provided at the dining area to allow the extension of the area to the external space. The interior space near the dining area can potentially be converted into an open dry kitchen with built-in bar with stools.

At the rear of the lower floor is the guest room and kitchen with utility-cum-maid-room in the middle. Both the guest and maid rooms are equipped with ensuite bathrooms.

The staircase to the upper floor is located on one side and has a storeroom built underneath. A spacious family area, which could be furnished as the secondary living area, is revealed as one ascends to the first floor.

The family area is connected to the master bedroom in front, two spacious bedrooms with ensuite bathrooms at the rear, and a balcony that overlooks the landscaped area downstairs.

The spacious master bedroom allows one to personalise the furniture arrangement and walk-in wardrobe. In addition, a full dressing area can be created by connecting the walk-in wardrobe and master bathroom. The latter features an elegant design created by a two-panel slide and a hidden timber door. 

The door opening is wider than normal. There are two hand basins facing the door, one for him while the other is for her; a built-in cabinet below the counter top; a comfortable area for the water closet on the right and enclosed shower area on the left. Each bathroom is incorporated with a niche or ledge-cum-shelf. 

Nestled within a private enclave and featuring a minimalist design, these houses come with delightful finishes as well. All units will be provided with at least seven air-conditioner points and piping. There will also be porcelain tiles finishing in almost all the areas, as well as engineered timber flooring on the first floor.

In addition, the countertop in the master bathroom is designed with a solid surface finishing. The door at the main entrance is made of solid timber, while timber honeycomb doors are provided for the bedrooms.
