I would like to warn potential buyers of Mayland's track record.

(a) Tower Service Apt / Waldorf & Windsor Service Apt - delay more than 2 years. Mayland refuses to pay LAD, citing Architect allowed the extention.

(b) Upon Vacant Position, common facilities are still not fully ready and they already charge full maintenance fees

(c) They might open a college in the development. Look at what happen in Waldorf/Windsor. During launch, there is no indication that they intend to lease some commercial area to Taylors' College. All you want after spending so much of your $$ is to endure the noise/congestion from students.

(d) Their automated car park system sucks big time. Always breakdown and u ended up waiting for someone to manually open it

(e) Progress billing is made upon commencement of each stage, not completion.

I am affected by the issues outlined in (a) to (e) and to a certain extent (f). Generally the quality at Waldorf is a lot better compared to the problems highlighted in www.sriputramas.info, however, there are still a lot of minor defects. Getting the contractor to fix them is a bloody pain. They keep delaying, giving excuses like their contractors are busy, etc.. and sometimes after fixing, the issue is still not resolved.

For my opinion, the good and repuatable developer like SP Setia, YTL, Tan & Tan are taking care of purchaser and their maintenance are consider good. So, if anyone who wanted to buy or rent a property pls do consider developer background.

i went to a 30 year old condo in Ampang. cannot remember the name. built by Tan and Tan. it looked 5 years old. superbly maintained and i think it would look good in another 30 years.

a good developer builds reputation over years. it means care and attention to the property and the customer.

and once the reputation is there then the developer benefits as people will queue up to buy the units and they will be prepared to buy at a high price.

lose the reputation and the developer will always struggle.
