Anyone know any very high-end condos in PJ?

Ideally quite new, low density, good access to city centre, and very exclusive.

I'm willing to pay up to RM1.5m for up to 3,000 sq.ft.

Have a look at Li Villas and Bukit Utama.

Are those the best 2? Isn't there anything better? PJ is really big so there must be something else?

Zehn is in Pantai Hills. That's not PJ.

Interesting that there seem to be no very high-end condos in PJ. Most of the wealthy would prefer Mont Kiara, Bangsar and Pantai Hills as generally they are superb locations - very near the city centre yet accessible to PJ - which is why you can find many high-end condos there.

But I think there are a lot of wealthy people that would rather buy, for the same money, a bigger place in PJ than a smaller place in the alternative areas I mention.

Surely a very high-end condo in PJ would sell like hot-cakes?

Yes PJ is very big. It is like saying the best condo in London (London area is 60 miles across north- south and east and west) ...a bit of a tough call if you ask me to suggest a good condo unit.

Personally, one of the better one in PJ(big area right..) is Surian Condo in Mutiara Damansara. Low density, easy access to city centre and most importantly FREEHOLD. But wait for Sinaran TTDI to complete in 2010(i think they are fully sold out) in Taman Tun Dr ismail (i know it is in KL) but technically all of PJ people that I know wants to live there and that condo my friend is going to be a fantastic cash cow for you if you are into buying to let thingy.

TTDI is a great area - one of the best parts, if not the best part, of Petaling Jaya. I really like the accessibility (to Penchala link, Sprint, LDP) and love the mix of bungalows, terraces, condos, commercial units. There's also a nice little park there - not even Damansara Heights or Bangsar have their own park - very few parks in KL.

I will do some research - may even buy a unit - there's always sub-sale units around.

TTDI is KL, not PJ.

How about the one developed by IJM opposite PJ hilton. Not sure of the name, PJ8 or something like that.

Also there is suppose to be another development near shah motel at PJ new town. Not sure if it had kicked off.

You're right TTDI is in KL, not PJ. So it must be right on the border with PJ - I guess the LDP separates KL from PJ in around there. Thanks for that.

There is an upcoming condo project called Glomac Damansara. wonder it belongs to KL or PJ.

PJ8 is on commercial title. Whether the price of RM500+ per sq ft is reasonable, it depends on whether the apartments can be rented more than RM3.50 per sq ft or not! So far no idea yet as it hasn't been handed over! My client has 5 studio units there, let's see how the market can reveal soon!

Most of the condos in the vicinity of KLCC are on commercial title. The disadvantages are utility bills, property taxes like assesstment rate and quit rent bsed on commercial rate.

Advantages, have to depend on the overall concept and its location.

For that sort of money, i would suggest to go for landed property. Especially those which are gated and guarded with clubhouse facilities. The facilities in such areas would be up to par if not better than high end condo facilities. you basically get a resort like feeling.

For e.g. you can get a semi d in sierramas for less than 1.5 mil, plus it's freehold. It is just right above damansara, accessible through sungai buloh interchange. though you have to pay toll, it is actually less jammed up.

though ttdi as mentioned is in a good location, but i've personally experienced the jams which is horrendous. in fact, at times, especially after working hours, i find it quite ridiculous that i have to pay toll for using the sprint "highway" to get caught in a jam before and after paying the toll. absolutely ridiculous.

But what is the pricing? The build-up i heard is about 2000sq ft?

Yes, most are under commercial title. No developers will tell you unless the customer is smart enough to ask. That is a drawback that developers dont want you to know.

Before committed to a property we have right to know the land tittle of the property, That is not hidden agenda.
