I plan to buy a condo in ampang area because it is near to my working place, however I might be rent it out as I may change my job in future. I would like to know is Ampang Prima Condo a good property for investment compare to Sri Ampang Condo? Or do you have any suggestion ?

Hi Ms Tang,
Thank you for this mail. In my opinion,the Sri Ampang condominium is a better investment as it is situated near the STAR LRT within walking distance. It is also near to the MRR2, AKLEH and ISKL. Close to Ampang Point, Axis Atrium the new shopping mall and other amenities. Rental in this condominium can fetch up to RM2,000 if fully furnished or 1,200 to 1,500 if partly furnished. It is about 6 years old and it has 93 more years to go in its tenure. Price of this condominium is priced between RM240K to RM250K - basic unit. - I am interested to buy one unit of apartment - 3rooms + 2 bathrooms at Taman Cahaya, Ampang which owner would like to sell it at RM140k plus? In your opinion should i consider to buy it or not? Please assist

Hi Roz,
I do not know the name of the property that you have stated. Is the unit near the LRT? If it is and with the price you have mentioned, it is a good buy. I have invester looking to buy property that is near LRT as it is easier to let out. Furthermore Cahaya is near MRR2, AKLEH and shopping malls. Can consider.

Dear All... need advise... I'm interested wth 3Residen (Sime Darby project under Melawati Development).. It's 15-17 storey condo, 196 units, 3 types... Next to KLFA padang ( along MRR2) I'm interested wth type c ( 1098 sf) price at 465K... Any idea...

Hi Jessie Thanks for the advise....this apartment located near LRT - Ampang station. Owner would like to sell it,partly furnished.Type of property : leasehold In your opinion,currently it is the best time to buy it or not? need to consider BLR% or permanent % for housing loan? I am bit confused on how the right process to buy the property ?  Kindly assist me.

Hi Roz,
Regarding the purchase of the apartment, is it the right time? it all depends.BLR might be going up by 0.25% next month. You can check around for a better rate, negotiate for BLR-2% or have a fixed rate ( higher ). Upon confirming the purchase of a property, you need to pay the earnest deposit of between 2 to 3% and balance to be paid upon signing the SAP.

I have view a unit in Sri ampang and I am not really like the design of the condo. Do you know is there any new condo under construction or 2nd hand condo in ampang area that easily to rent out

City Garden Palm Villa, priced from 220K and above is a good investment as it is easy to let out. Property is within walking distance to LRT.
