anyone know if prices in putrajaya r going up? i am thinking of buying a place there for a looooooooong term investment. incredibly beautiful city, isn't it.

or is cyberjaya better?

If I may put my two cents in, property prices in Putrajaya won't go up any faster than it has for the past few years, even during the financial crisis, because most residents are government staff and they are not going to face any employment uncertainties.

Again Jogohkampung is spot on. Nah...... that place..... for investment, not worth the time and money. For a laidback lifestyle bordering on retirement, could be the place. If not, spend it on some other places like Bandar Utama, going up and going up.

Hi

I interested to have a property in Putrajaya. But there is doubt in my heart.

Lately there is earthquake in our neighbour country ie Indonesia and read newspaper Putrajaya badly effect. Especially at their high risk building.

My question is

1. It's all property in putrajaya is safe to occupied???

2. The developer have any contigency plan to make sure all building at that area safe?

har har har... nice questions.....we can't blame the developer actually. Why Malaysian Meteorological Service don't give some notice about this matter before their develope Putrajaya. Is it something wrong with the development procedure or our environment has change due to uncontrolled development?.....hmmm who knows meh.......:_blink_:

Hello

As my personal opinion, Putrajaya is quite place and not happening like KL. No traffic jam, also can got greenery view. People who like quiet place can buy a house there but not very sure about the safety.

i agree with Joyce that putrajaya is a quite place. It'll be good place for stay after retirement.

Hi

I definately agrees with you and joyce. But i really to know on building safety issue.

We read in newspaper, everytime there is earthquake in indonesia, Putrajaya resident especially who those stay at condominium or apartment have to run for escape. I think this happen more than one time.

That the reason i need someone to give us advise on building safety.

Nia Nuraini, take precaution. That's my advise. It is our flesh and life at stake.

But no doubt, putrajaya is a really serene place to live. Well, it is announced in the budget 2010, hundreds of millions will be pumped in to develop Putrajaya and Cyberjaya. Besides, IOI Properties is going to build a MEGA SHOPPING MALL at IOI Resort. Well, the size of 1utama.

It is going to bring "life" to Putrajaya, aye?

is there any plan for embassies to move the putrajaya? that might act as a catalyst for things to pick up in putrajaya. but i can't see too many embassies moving there soon as it's not a great place to live.

i hear there is a new international school in putrajaya - nexus. so maybe in time things will change and it will become better to live. but my fear is that it could take 15+ years. putrajaya is already a decade old and it's still pretty dead.

Fellow investor, I can speak out my opinion as I stayed in Putrajaya for 4 years.
I bought my property at Presint 9 at RM 290K and now the market is around 340K as you see this is not a handsome capital gain compare to Bandar Utama , TTDI ,Damansara.Buy for own stay, a perfect place for me. Squirrel and others fancy birds flying in my garden. Quite and peace , no traffic jam. Very safe place as police car patrol around.Buy Presint 9 , near to ERL , 7-11 , mamak stall and MEX highway. As I read the article on newspaper few years back, 43 embassy PLANING to come in , but as far as I know now there are fews Middle East embassy moving in. It's the matter of time.The new budget brings good news as government pump in money to Putrajay and Cyberjaya.

Well it is actually causing the nearby/in-between KL and Putrajaya places to hike in price as well. Places like Puchong and Sri Kembangan are getting hotter and hotter. Bernard and Chin Kim Keong, thank you so much for sharing some fantastic points!!!

Np Edward. I believe you guys are aware of Hap Seng's latest project D'alpinia at Puchong Gateway? It is built-and-sell concept. After paying toll at Bdr Bukit Puchong, you see a huge tract of land on your right. The piece of land nearer to LDP is by Hap Send, and did you guys notice the land INSIDE? It is about 700acres of land, that is going to be developed by IOI Properties into some mix developments. Do you guys also realize Glomac is developing commercial props in Cybjerjaya and Mah Sing on its luxury Semi-Ds in Cyberjaya also? Even SP Setia is developing Park Homes at Putrajaya. No doubt, sooner or later developments are coming to these places and the vicinity. Investment viability? Your call......

Chin, I had seen from a bare land to Puchong Gateway, and now there are shop moving in already. After Puchong Gateway, turn left and there comes Equine Park, Jusco . Many shop are opening for the past 6 months , also the price of both commercial and residential is increasing steadily. At night time , there are a huge "Kopitiam " called Tai Ka Lok, is doing very well.I agreed that the nearby town of Putrajaya and Cyberjaya will benefit. Those Chinese staying at Putrajaya must travel out the nearest town to get beer and pork.Since, Putrajaya is a pork and beer free city.
Now you know why the embassy won't move in...Kuai Lo love beer..Cheer for the neighouring town

I feel that Putrajaya being the Federal Territory doesnt hold the concept of 1Malaysia since it is "beer and pork free" zone. Being a non-muslim I personally don't prefer to have a property in Putrajaya since this place doesnt has a good mixture of races compare to places like Puchong and Cheras. For non-muslim this is not an entirely perfect place to stay since most of our necessities is not accessible within the vicinity....

I didnt know Putrajaya is badly affected as well. Will need to reconsider hill side investment like garden residence. Thanks.

hey mate!

Have a look to Bandar Nusaputra.. it just next to Selangor Science Park 2 and within Cyberjaya compound. Remember Kota Damansara 10 years back?? That's how Bandar Nusaputra looks like now! Give another 3 years and you will see the return.
