Can any one advice me : How is the rental income like in Setia Alam? Easy to rent out?

I live in the Setia Ecopark, there are only bungalows and semi-ds and prices start from about Rm2500 unfurnished upto RM10000 for a top-end bungalow fully furnished.

I did a quick search on thinkproperty for Setia Alam and chose the Rent option - and it returned some results, take a look, it seems link houses start at about RM750pm and go upwards.

As for how easy it is to rent out, i am not sure, but there isn't that much available to rent so I'm guessing demand is quite high in comparison to supply as they are still building so much. In a few years it'll be the other way around probably.

Thanks,Afshan. Actually i want to buy one unit there for investment. I've been there and i think 3 years down the road the houses there may appreciate. What do u think?

Think about this matter.

buy RM300K resident house and only get rental for RM800 per month

or

buy RM700K commercial property and get the rental RM3500 to RM4000 per month. Which one is the good investment.

Investor only invest in commercial area.

Well, I think you have to take each investment for its own merits, e.g. you could buy a 900k semi-d in the ecopark and get at least RM3500 for it unfurnished, but if you can get better yields on a commercial unit (which has other advantages like longer rental agreements-potentially and lower maintenance fees) then that'd be better. Some may argue buying a condo gives better returns than both, again its what you want/how long you want the investment - landed property at the end of the day will still be worth something a longtime into the future, condos and commercial units maybe not.

There are absolutely loads of empty commercial units around Setia Alam, but mainly available for rental. In a few years times this whole area will be ready and bustling which means prices for anything here should continue to go up until then, assuming there is no downturn in the Malaysian property market as a whole.
