Why is it overpriced? It's expensive, yes, but there's a discount to Damansara Heights and it's only 5 mins away from it due to the Penchala link. And it's got convenience that Damansara Heights can't match - right next to Tescos, Ikea, The Curve, and it's newer than Damsara Heights.

Also you need to consider that outside TTDI, it's one of the very few freehold areas in PJ

So, in my view, it's expensive compared to most of PJ but there is a good reason.
