Dear friends.. i got this attach broshure from some friends.. the deal is good for bumi..
1. its freehold
2. no need to pay for fees during construction period
3. can apply koperasi loan.. instead of bank loan for financing (high chances of getting loan)
4. upfront 10% downpayment can be monthly paid up to 12 month
5. facing klcc & mrr2
6. 1400sqft, 4 rooms 3 bath

Anyone already book this apartment/condo?? booking fee only 500rm???

i need some info about the developer and the koperasi for this development.. will started construction next year..january..

i found this prop 2 months ago. if for own stay, i think it's ok. comments below are for investment purpose:

- what will be your installment per month? rental will around rm1100-1500 (as per putra villa condo nearby). for me, for condo i would prefer +ve monthly cash flow. how about rental yield?
- as it is a malay reserve area, all buyers will be malays. most ppl who stay there will be malays; IMO other races or foreigners might not like it. but i might be wrong. it really depends on your target market. if malays only, should be no prob.
- developers' reliability. any high-rise projects completed b4 this? what about maintenance issue later? u might wanna check their previous projects.
- if u wanna sell later, can only sell it to malays right? it might affect your selling price as well.

note: for malay reserve area, it's only for malays.. not for bumis..

good condominium for future investment. Rent to UIA student. My friend also suggest me that condo for investment, but not interested because i've got landed property.

(if got fire burning, the fire station at near by....hahahaha...just joking)

hahhaha...
actually i would like to buy.. but i still need some recommendation from somebody regarding the developer and the koperasi reputation..
i wouldn't want this project later will not be completed due to some finance issue..
any one have any comment about casa melati developer??

may i know who your friend is?? is he buying the casa melati condo also???

Hello Mr Syamsidi,
My friend just suggest me that condo only. Currently he live near by at Platinum Hill Condo. I think the site for Casa Melati is behind the school. Not far away from Esso petrol station. The developer is JP Kejora. I think JP Kejora is new developer. I also checked condo project at Sungai Pusu, never heard that developer before. Let me asked my friend again.

huhuh.. yeally need some expert comment on this casa melati condo..
i have already hand in cash rm500 booking for this condo..

im still not quite sure the reputation of the developer and the owner of the project (koperasi).. but i have faith they will complete the project due to location wise that is really strategic.. main road..& lrt wise..

anyone??i need some moral support...

From what i know, malay and bumi aren't same thing. Malay is part of bumi beside other origin races in malaysia like Kadazan, Bidayuh, Murut, Orang asli and many more. Har har har..got to open back my form 3 school geography book.

Based on your reply, I’d imagine u’ve already decided to buy this property. And, u want us to support your buy isn’t it? Its price psf is indeed cheap (around RM180 only)

U can concentrate on the contractor reliability issue as much as u want, but we’ll never know until the project is completed. Can’t judge developers Based on size alone. Remember Talam?

It is Based on your expectation. If u think rental can cover your RM1200 installment every month is good, then I think u can get it. Have u considered the maintenance fee? How much is it? For condo, I prefer +ve monthly cf at least around rm300.

Is it near to petrol station? What about potential hazards by living near to it?

If wanna rent to uia students, is there a feeder bus facility from casa melati to uia/tar college? Melati Utama condo has that facility.

Is it a rental or flipping strategy? Remember u can only sell it to fellow malays. For rental, it’s open to everybody. But, as this condo will be malay-majority, most malays may like it; others may not.

IMO, leasehold is better than malay reserve area. As I said b4, I knew this project 2 months ago.
If it’s freehold, I’ll buy it.

hi, i just want to share with some info that i got from my friend regards to this condo. he already pay for d deposit but not in full coz not enough money.after few days the sales exec still did not contact him req to update full deposit rm500.u guys can imagine if it is true why no calls for follow up?

at first my friend really interested with d offer for 'rizab melayu' n loan from koperasi means even blacklisted or ccris still can buy n comfirm approve. only after pay some deposit he decided to investigate further b4 it's too late.he read d bicara jutawan forum n chk with kementerian perumahan negara either the developer already registered.unfortunately d result suprising him..still not registered, n my friend only realized that no developer licence printed at d brochure given, and it's too simple w/out any complete info.what he've been told by d officer, the project must be registered with kementerian perumahan negara 1st coz they have to review the jp kejora financial n record, developer must submit proposal n any kind of advertisement must be approved 1st. i'm not sure the latest info if the developer just rcv any approval or just register with d ministry.u guys also can give a call n chk directly. sorry if i'm wrong coz i just sharing info from my friend experienced

I PAID THE DEPOSIT RM500.When i read the forum, i realised that i wont see that money again. and im going to pay 13k with instalment of 1k every month to the koperasi. After all i've read, it is a risk that i have to take. If the project fails, then bye bye 25k but what if it happens.
