Any property expert can give me some opinion about this area? What do u think of the price at RM650K above for the 3 storey terrace home(22'x75')the developer open for sales for the last phase? Do u think the price will increase to 750K after a year? Currently the Semi-D open for sales by the developer at RM 1.2M above. Do u think is over price?

Maybe u can survey the Batu 9 developments like Sunway Cheras, Tmn Sg Sering, Hijauan, and KIP Cheras. Is this Bukit Prima near to Bdn Hussien Onn area?

yes! its also near to taman Len Seng. Actually i have done some homework, the Hijauan Residence open for sales their bungalows for about 1mil and above(i hope i am right.)but the area is very far at the hulu langat forest reserve. Their Semi-D selling about 800k above.

I've did quite a bit of survey. Location and access road is better than Hijauan or Sunway Cheras. The Peak used to be called KIP Cheras before the land owner decided to take over the project. Since then, they have revamped the whole project and progress has been very good. I have friends in the neighbouring gardens and they were surprised at the progress as well.
There are many access roads into the area - vide Alam Damai - MRR route, Connaught highway, or even from the back if you are travelling in from the South. Flyover from Jln Cheras is completed and to be opened soon. I've heard that the traffic has improved.
Since it's in a matured neighbourhood, amenities are plentiful and compared to the rest of the new landed development in Cheras that's not in millions like the Bayu Segar one, The Peak is the nearest to KL / PJ - can use Jln Cheras, MRR, Connaught - East West link, NPE, KESAS, etc.
RM650k is actually higher than when it was initially launched. It may go up, not sure, but currently more than 85% are sold. Still a very good buy considering the location, freehold, gated and guarded community, clubhse facilities, large build-up, fully extended wet kitchen, high ceiling, etc. Also, developer has informed that Phase 3 has taken into consideration the mistakes / recommendations from the older phases. It's also the lowest density and the one nearest to the clubhse. Semi-d is also competitively priced - try comparing to Bayu Segar.
Secondary market for Phase 1 is asking for at least RM700k for the smaller units and up to RM850k for the 24 x 80 units.

Hi,thanks for your replied. I've gone to view the Hijauan Residence. The access road to the place is not as good as The peak and also the development is not as good as The Peak too. The houses are not so beautiful. The worst part is i have to get through all the low cost houses to get to the place. i will never pay for nearly a million Ringgit to stay in that area, even though it is a well known developer. Atleast my investment decision for The peak is right. Thanks again.

I am one of the buyer of the Phase 3 project. I would say the progress is pretty fast. Almost every week I drive by to check it out... I would say the access roads are plenty as mentioned by CL. I live in Cheras all this while. I would say, for the price, its a bit over priced, but where could you get freehold and gated which is not far from town? I heard the price have also gone up from the initial offering price... not sure about this though... how much U paid for? facing north or south?

My feng Shui is facing 'North'. I came to know about this project lately and only left few units. I have no choice but to choose the last block facing north. (The 2nd front row facing north all taken up.)How about u? own stay or rent it out?

I knew about the new launch. I went there to check. The units are located the others side. Its a bit far from the club house. They even build b4 the launch. U can view their show units. Guess what, if im not wrongly heard the others day, they r selling about 730k.

Hi Vinney & Goh Based on what u guys been writing, can I confirm that did u both book for the last row of Phase 3 (back lane facing the old flat)? The main reason I ask that is bcos I'm also interested to place my booking for the last row which facing north, my (& my wife) the only concern now is the security of the back lane which is directly facing to those low cost flats + the front part which is facing to a "5" stories club house.... No more nice view from front & back...  What do u think? Any comments to me & my wife? Anyway, the latest price for the last row is from RM678K to RM690K.... U guys are really lucky!

Goh is the luckiest. He bot At RM598 only leh! Well,i have the same worry too because my house back lane is facing low cost flats. Infact, i drove to the back of the low cost flat to take a serious look. The wall behind our house is actually very tall. U can drive there to take a look.
So far,I am very pleased with the developer.They really do a good job.( during the financial crisis at this moment ) I'm sure you've seen the units under construction.
I've done a lot of research before place my hard earned money in THE PEAK.
well, think about it: this is a "landed property",3 storey,guarded,totl built up=3500sq ft,location near K.L,price RM678 to RM690,what else u ask for more?

Thank you so much for your imputs, Vinney We hav also drove by at the low cost flat there before this to 'peep peep'.... Like what u said, the wall behind appears reasonable high to stop ppl from climbing over to our home sweet home.. One more thing to seek your comment, do you notice for those 'flat unit' type (instead of split unit), the design of each balcony is a bit open concept to our next doors, as in ppl can just climb out easily from thier balcony and walk to ours to say "HI"?  Do you plan to do something to it? Anyway, really hope that we all can become neighbour one day!

Latest update, the 3-story linked house (Phase3) are selling like hot cake! The developer (blood sucker  ) has decided to increase the price by RM30K for the remiaining units!!! Ai.... most likely I won't be able to realise my dream house already... so sad

Hi,Derrick. Well,landed property is worth investing. Try to increase your risk by another 30K. End of the day, u will realise that your investment is worth more than 30K. You can find out the value for the old phase, the price also increase in the 2nd market. Good luck.

I agree with Vinney that it is still a good investment although the price has increased. I have been checking out a lot of areas around the Klang Valley and The Peak still has the best value for money, hence the reason it is selling like hot cakes right?  The progress is very good and when I last spoke to the developer, they are confident the keys can be handed over by November 2009, possibly even earlier. I like Phase 3 the most as the design is the most modern, the roads are wide and I believe will not be as bumpy as some parts of the road at the earlier phase, and it is nearest to the clubhouse. The other phase may have a bigger land area / built-up but I felt it was marginal unless you have those units which are 85 feet in length or you own the corner units (the prices for these are at least RM800k by the way). As for the clubhouse, although it looks far from completed, but seeing that the developer can be really efficient, I think it could be ready by the end of the year of even latest, in February next year. So far, I am very happy with the whole development and coupled with the flyover from Jalan Cheras (we need not use the u-turn anymore), accessability is good. Many surrounding shops and going into KL with the newly expanded Jalan Cheras is much better than it was before and with the East-West link, getting to PJ is also not a problem (toll only 50 cents).
