I agree with Vinney that it is still a good investment although the price has increased. I have been checking out a lot of areas around the Klang Valley and The Peak still has the best value for money, hence the reason it is selling like hot cakes right?  The progress is very good and when I last spoke to the developer, they are confident the keys can be handed over by November 2009, possibly even earlier. I like Phase 3 the most as the design is the most modern, the roads are wide and I believe will not be as bumpy as some parts of the road at the earlier phase, and it is nearest to the clubhouse. The other phase may have a bigger land area / built-up but I felt it was marginal unless you have those units which are 85 feet in length or you own the corner units (the prices for these are at least RM800k by the way). As for the clubhouse, although it looks far from completed, but seeing that the developer can be really efficient, I think it could be ready by the end of the year of even latest, in February next year. So far, I am very happy with the whole development and coupled with the flyover from Jalan Cheras (we need not use the u-turn anymore), accessability is good. Many surrounding shops and going into KL with the newly expanded Jalan Cheras is much better than it was before and with the East-West link, getting to PJ is also not a problem (toll only 50 cents).

I'm also new purchaser of the Peak. But, I've decided to purchase completed phase 1 superlink (24x85, BU 3345 sqft, LA: 2040 + extra free land: 320) instead of phase 3 (22x75, BU: 22x75; LA: 1650).
This is because in the phase 3, only split unit at ground floor is still availble and i don't like the design of its smaller space in family area and stair leading from one floor to another compared to those without split design.

SL, do you mind telling how much u bot your unit? By the way, do you have any idea how many units are left for Phase 3 and how much is the developer selling now? I'm interested if the price doesn't move up too much. Thanks in advance

U must be one of those earlier buyers as the price u paid for your unit(RM550K++) is quite low as compared to their latest selling price. I heard they are selling those non-split type at about RM700K now. Even for those who have booked the non-split type quite recent, they would have paid only slightly lower than RM700K, say RM650K++. So it may be quite difficult for you to offer an exchange of unit with them, unless u don mind topping a little bit extra to compensate them...

Lee For 'feng sui' purpose, when ppl talk about 'facing north', means the house's main entrance is facing to the north direction. However, I think when talk about the feng sui of a condominium, we may need to refer to the balcony instead, heee... not really sure...

Seriously i like the peak architectural design and surroundings.Freehold land in green area. Well planned and developed as an exclusive self-compatible neighbourhood enclave.The combination of ample space, urban convenience and exclusivity. Worth to buy some architectural feature spacious interior design, 16 ft high ceiling in the living, granting more space and freedom of movement for big family.

i am also a serious buyer but is late for me as i have to seek from existing buyer who advertised on newspaper where the price is now cathing up to 690K for 2-3 story terrace. BUT just wonder how is the monthlymaintenance fee like? and is there any form of tenant association to take over the clud house in the future? just worry of infinite liability impose by developer to run the club house in the future.

agree with Marlon Brando that the 16' high ceiling is attractive enough, however the interior would not cost so much of the current price, I think the value should come from the location and the density plus the quality surrounding. BUT the downhill contor with the slop going down from the main road is a big minus point !

Hey guys, I m back after so long... I have been waiting eagerly for the completion of Phase 3. Now they are going to finish up the club house. Mine is the first row, hence its already completed. The other day, went in to one of the 1st row house (visited both split and non split type) near to the small waterfall, the house has high ceiling and the finishings are good.  One complain though for the split unit type is the dining and living area is small, but advantage is the high ceiling (can put chandeliar)  The non split is airy and straightforward, all baths are fully tiles. No complains at the moment Fengshui always say facing south is best... but my fengshui says for me and wife, its best facing north (front entrance)... so hopefully can be good yrs ahead....

Hi Lowcw, The monthly maintenance for phase3 is round 120+ (may be higher in future). I heard that they are going to get kopitiam to open a shop there (which kopitiam not sure, so many different kopitiam..)  Seriously, there is a need for one medium type of kopitiam at that area, as mostly are coffee shops and mamaks... U know, those ppl can afford 1.2M semiD, surely they will want something higher end... I believe this club house will need to open the shoplots to public too and only secure the other levels like gym, swimming pools to only residents... Without economy of scale, shoplots cant surive....

I happened to called one of the agent with their phone number on the hanging banner at early phase and their recommended me to the new phase same row as you too, the ex1sting phases is now too expensive for me. Seriously considering now. Cheking my account balance, EPF,...etc.. Hope to become yr neighbour or we can meet at the Kopitiam when it is open.

Hi Low, How much is the one you are looking at? Aldy built? Phase 3 has also 2 or 2 1/2 storeys if I am not mistaken, which is supposed to face the playground. This I believe is cheaper, but not sure about the price now. I have a friend who looked at phase 2, 24x73, built up 3600 sqf and selling at 785K from owner. This is already completed, but evaluation for this unit only Rm700K from one of the bank... Therefore, pls be aware, evaluation is important for the percentage of loan given to you which is mostly 90%. In this case, if the eval is only 700K, the bank only give loan to you for 90% which is 630K, therefore you need to fork out 785-630 = 155K!

Hey Guys,
Went over to the site yest and all roads are tarred liow!! To all who had bought a unit, u can go over to c yourself. Went in to my own unit and took many pictures... hehe.. According to the workers, they have all completed and now waiting for electricity and water meter. They are now in the midst of cleaning all the houses. Noticed the ravine next to the playground looks dangerously deep... And I believe they will hand over the units by feb as scheduled also there is no access to the clubhouse from our Phase 3 area. I thought they could at least have made some staircase for easy access...

well, my budget is around 600K++, and preferebaly 2 story but also fine with 2 &1/2. you are correct about the bank evaluation price which determine the max oan amount. Thanks.
Perhaps will go and "scan" for another round, seem like many are renovating during my last visit. kindly let me know if you have any "kang tau" (jalan) on current owner wanted to sell thier unit urgently.

Hi Johnny, Please tell me more about the fee for the club house facility and the guard house?
1) is the club house belong to the developer or belong to all the tenant? 2) is there "compulsary" to join the club house for every tenant? 3) any idea of the number of visitor car park allocated by the developer?
I am currently staying in a condominium and gone through a bad experience with the developer over the aintenance fees and many dispute over the ownership of those facility. Just want to make sure we are not facing the same again in my next property.

is your unit near the "Water Tank" ? flat without split level and big padking area? if so, that is the best place i feel, was there couple of week before and saw a few unit with the same gate design, guess must be relative. Good Place

1. Clubhouse belongs to the developer 2. All owners of the peak houses are automatically given free club membership 3. No idea on the visitor car park.
