What's the difference between building submission and planning submission?
Which one comes first? What's it all about?

Each Authority have their own Building and Planning Department which involved to provide approval to any Development Proposal.

Planning and Building Submission : It was a compulsory requirement by Authority in order to obtain an approval which now on able to submit together (drawings) thru One Stop Centre (OSC).

Under One Stop Centre
Once Planning Approved, they will provide a Development Order (D.O) together with Building Approval ( if didnt have any ammendment ). By the way, there "will be" an ammendment. No ones perfected as well, Building Departments was technically give an order for ammendment on drawings. The rest technical department like Civil, Roads, Heritage and others will be involved depends on requirement and what we proposed to develop.

Just like to share something about this topic after years of experience in renovation & construction industry. Actually the main purpose of local authority planning department is to make sure the general concept & purpose of the project is according to the Master Plan. Building Department is to make sure the project design follows Building By-Laws. For example, if an owner want to extend his existing double storey house to 3-storey house, approval from Planning department need to be obtained first before going to Building Department for detail building design approval.
