Hi there,

I saw this townhouse in Serdang recently.They are selling RM296k for 1385 sqf..They maintenance fee is 0.15 per sqf..

personally i think it is too expensive if you are thinking for investment. How much do you think you can rent it out?

i went there last week.their show house very attractive.and i think the enviroment the is very nice.now their 3+1 unit cost 310k+.my wife like it very much.but there is a few problem.first is the location.the way to get there is a bit jam because need to pass through serdang.secondly is the maintainance fees a bit high.it cost around 210 for 3+1 unit but not including the club house.mean i pay maintainance fees is not include swimming pool because it is inside the club house.
beside the problem above,i think it is a nice place to stay.for investment not comment.

As for my own opinion, the maintenance fees is acceptable. One obvious point to consider is the Lift. Where it serve 6 units only say 1st, 2nd & 3rd Floor. Each floor 2 units.

Hi,

I am an owner there. Feel blessed to own the unit since i really like the unit and the environment there. I was informed earlier that, the club house membership is free for the house residence there. Just wanna tell that...

Sad to say the quality of this project is really poor. All the sales people talk is just talk. Non of the mentioned feature when I bought the unit is there. Even the club house that supposed to be the selling point is no longer there. Heard the developer have no money to continue building the club house. Contractor not being paid. That is why the quality of the house is like those low cost apartment.

Yes, I agree and I think it is kind of expensive. How do you think it will fare in this economy. Do you have any other plans to have it leased or rent it out at least? I have a great source of advice for you if you want to get this thing going, she is a Columbus real estate agent
