after ritze 2, now another service apartment in the pipeline. went to view today, feel it is overpriced ! 432sqf for 232K !

ridiculous price..
even 5 stones and BU new condo is at better price and location...

it is located at neo damansara @ damansara perdana. walking distance to the Curve. yes it is studio.
I agree, the price is ridiculous. somemore lease hold. know Suria Residence a high end condo also at the Curve will be selling at 600psf but that is free hold.

I think it's only slightly overpriced, not too much.

Its studio classification means there's more per square foot than 3 bedroom designs, and costs more to build so it's natural to cost more to sell. Also its marketability is smart: small efficient cheap to rent studios smack next to The Curve, a highly desirable and hip attraction. It is a very good choice for single professional or a young couple. The 432 sq. ft. remind of the designs prevalent in Dubai, and those units there were always occupied at full capacity.

Will not be hard to rent at RM1000 or RM 1100 per month and so the rental return will not be too bad (negligible service charges due to the small size I am assuming), but still I think it could have easily been offered at below 200K.

I like BU9, first block completion by September. Really nice big units.

5 stones, I'm not most keen about it. They are in great location.
And filling up all five blocks would mean a sudden spike in the population.
I've discussed this with another property buyer friend and he agrees that the traffic was the downside.
But it's located at a prime area in PJ and it is built by a highly reputable developer.
It reached 80% sold in merely two weeks.

Those who grew up in SS2 or nearby, I'm sure they are the bulk of the buyers.
It's actually personal, but I don't like the overly heavy traffic.
There are several major exits out of Five Stones area.
And all of them are bumper to bumper kind of traffic.
