Most savy investors would rather hold commercial properties than residential, or so I'm told. While normal shop-lots around the Klang Valley will set you back a couple of million ringgit, there are still some affordable plots coming up in growing townships such as Kajang. You guys may want to check it out

Prices are quite attractive. By the way, will anyone invest in the second or third floor of a shophouse (like the one shown in the ad) for rental investment? 100 over K is quite cheap. If rented out for RM400 to RM500, it would almost be a gross 4.5% annual return.... no?
