How is KLCC condo market doing? 7 Months, 1 Week ago Karma: 1  
Things picking up? I understand that very roughly speaking high-end condos went from 500psf about 5 or 6 years ago, to around 1,500 when they peaked just over a year ago, and now they are around 1,000. Is that right? Just very approximately. Around a third off their peak.

And what are rental yield like? I'm not too hot on the KLCC but if prices are really depressed I think it might be a good time to buy. With the property market picking up the KLCC will likely lead a recovery.

look out for Platinum Park at KL city centre by naza group.......

any takers for stonor park? oval? mark residence?

KLCC is still too expensive for investment purchases right now. They are not yielding the right rental values to justify the price and the availability of so many sale offerings in addition to many land plots within the area still undeveloped means that there is still big room for supply and insufficient demand to create the capital appreciation experienced in congested metropolis like Hong Kong, Manhatten or Singapore.

Hi all,

I am thinking of investing in Platinum Park. Do you think its a good investment?

I had a browse through naza ttdi property website to find out more about "Platinum Park".The architect illustration of the building is pretty impressive.

Just wanted to get your views on the property.What do you think?

A friend suggested Platinum Park to me recently. It's definitely out of my range. I think the cheapest is RM4 million.

Anyone have any suggestion on good value KLCC condo? What is your view on Idaman Residence or Cendana?

Hi Ken Ken,

Likewise...but i really do like the area,of course.Whats not to like,its just right infront of KLCC!

I passed by platinum park just now on my way to KL Convention Centre HOMEDEC EXPO.They have lots of good stuffs and good prices too! Frankly speaking,you need a whole day or 2 days to walk around every booth!

Go and check it out,last day is tomorrow.

p/s: where is idaman residences and cendana?

Haha Nur...yes, if I have the $$, I will buy at Platinum Park without thinking. But for RM 4 million (AUD 1.4m) - maybe landed property is better?

Would love to have a look at the Expo but I am Based in Sydney. Any idea when is the next big property expo (maybe I can plan in advance)?

Idaman is within walking distance to KLCC Suria. I think it is only a few minutes walk. But I read it is very near to Aloha and all the rest of the clubs, so noise is a problem. Developer is offering 5% downpayment, 5% rebate, and no interest payment for next 2 yrs. Tempted but was told the KLCC view will be blocked (and that is for RM1.7m condo).

Hi Ken,

I feel ya ...lol!It's not for the average tom dick and harry!.

If i have the disposable income,i would buy it without a doubt!Who wouldn't,its strategically and centrally located in the heart of KL,urban modern design and architecture (as shown in naza ttdi website) and best of all you get to see the stunning view of KL City.

What about The Oval, Suria Stonor and Dua Residence on jln tun razak?Have you look that up yet?

I went to Luxury Property Expo that was held last week.

It was alright though.Not many people as expected.I find talks from property expert very informative.

The next property expo is in Mid Valley

Idaman's rate of occupancy is picking up lately. A family member who bought prior to completion had his unit rented out recently at 8% rental return. Not as much as he would have hoped for but then, he wasn't exactly ready to put it in the market yet but he had estate agents knocking on his door. Unit was rented out to the first expat who came to view. So, all-in-all, he has no complaints.

p.s. He has verified with tenant who reassured him that he is not aware of noise pollution with the windows and doors closed.

Haha, that Nadayu is nice. Look like a Western design to me with lakes and mountains! Where exactly is that place?

I'm thinking twice about Platinum Park now. Seems like everyone is talking about it. Somehow their website is not that user friendly to me (I think I've submitted my details but no reply from the company). I guess the minimum price is RM4 million?

I'm in Sydney South, about 15 mins away by train. Thinking of bringing back my cash to Malaysia so I can buy something for retirement.

How do I PM you? Perhaps we can chat on msn?

Right...at what price did he bought Idaman? I suppose he would have bought around 680 psf prior to completion? I guess somehow who bought at current price will be getting yield of around 5%?
