May I know if there is any new development projects within Klang valley which is worth for investment (medium cost)? After surveying around for some time, I find out that most existing properties are over-priced. Would it be a better choice to invest on new properties?

No doubt the property prices in Klang Valley keep shooting up, and investors have to keep chasing after the prices, which always above their targeted prices. Due to shortage of land for new development, I think the price of the new properties is no longer "reasonable" as well. However, as an investor, it doesn't matter too much about the "input" price, as long as we can foresee the "output" price. Good luck.

Unfortunately I am an investor with limit "input" model. An investment property which generates positive cash flow from tenancy is very hard to find.

try condos near PWTC i.e. Villa Puteri, Villa Putera & Bistari condo.
I believe if u look hard enuff, u can get mthly +ve cash flow there.
