What do you guys think of this property? Anyone has any idea of the developer, Sentral City? What would the ROI like in another 2 years?

I've been to the showroom myself and learned quite a bit about this particular project. I think it's a great concept. The size of the pool is actually the size of one of the building block itself! Plus there's an additional lake/pond around the same size next to it as well!!!

It's only RM8,000 down and nothing until completion. So, they are highly motivated to quickly complete the building (I heard they wanted to complete it in two years) as the developer are absorbing all the interest. Plus they are giving away very tempting freebies (free airconds, kitchen cabinet, rain fall showerheads, lots of other cool stuff!!) I've met with their CEO as well, and he seems like a very classy person to talk to.

Goodnews is, the price for the 1493 sq ft units are at a bargain as it totaled less than RM400K!! Another good news is, there is one penthouse 2550 sq ft. going for only RM800K approximately!!!!!!

As for your ROI question, it's always a buy during launch and sell during completion kinda play. But then again, it's my personal opinion. It seems like it's the first classy condo in Puchong. I haven't seen any other that comes close to it.

Check it out this weekend. They are going to have an official launch at the site office.

it is advertised as the location is near to the proposed lrt station. has it been approved? how do we know if it's true?

Thanks Edward for your generous reply. Before I go further on Zen, one thing about this forum is that, it is kinda slow, not much of participation. I do hope more people would come in and share their ideas and comments.

Now back to the topic, Yes, Zen is truly a very impressive piece of property, tempting indeed. But, the problem here is that the Developer is new, untested. I understand that the management is from a consulting background - Jentrikon Perunding. Would really like to know more about this company, and their financial capability? Anymore future projects in the pipeline? I also heard that they've got a well known contractor to construct it and now the foundation works is already started. Location wise, most people would still think Puchong is a far away place. Some also mentioned that Zen is located next to kampung. In my opinion, I think Puchong is not such a bad location as it is in between Subang and Cyberjaya. Talking about Condos being build in that area, apart from Koi Tropika and Bandar Puteri, there will be another 2 namely, Zest Kinrara and Atmosfera coming up just about the same time as Zen. Would these developments transform Puchong into a more desirable place to stay and work?

That's the thing, these developers should advertise more. I've heard of Atmosfera because they advertised quite heavily. But I haven't heard of Zest before you mentioned it. And I just called the developer and they've sold 80% of the project already. Sigh....if only they do some form of quality internet advertising.

Come on bro, I think there are reasons why certain developer limited their advertisment. More like a strategy, I would think. Reputable developer need not advertise their product so heavily as it might give a bad impression that their development are receiving bad demand. On the other hand, some developers may not even bother to advertise as they got more than enough pre-registered buyers/investors on their list to conduct a special sales.

bought one like that..never launch also sold out..

You raise an interesting point there.

When a developer doesn't advertise it's the public that bought the properties that wins and the developer that loses out. If the developer had advertised they could have either sold the units for more, or sold them more quickly. Those developers with brands included.

Developer are profit maximising. If a big brand developer can sell units for RM100k with only select few knowing about them, they could probably sell them for RM105k or more if they advertised heavily. And that is what they should do - advertise - so people are aware of their product.

There is no product in the world that doesn't need more advertising. Even Coca Cola has a huge marketing budget - and they obviously don't spend all the money for fun!

Huge global brands have to advertise as there are so many millions of products and most people don't know about most products. Information, as they say, is not perfect. No property buy knows all the properties out there in the market.

So from us buying perspective, if a property isn't advertised it's an opportunity to get a great deal at the developer's expense. The problem is that most good developers will advertise in some way shape or form. And the best developers will advertise their products very heavily - they know they can only sell (at good prices) if buyers are aware of their product.
