I'm thinking to sell my house that i'm currently staying. i will get about 240k if i can sell it. i plan to buy 2 medium cost apartment and rent it. i assume i can get 5%pa rental yield (after deducting maintenance fee) which mean 12k/year or 1k per month. i will rent a house with 700 per month. with this calculation i will have 300 positive cash flow each month or 3600 per year.

Just want to ask some opinion from the experts here, is this plan can work and is it worth?

since you can set aside 240k for investment, you can well afford NEW landed properties. Once completed, you may flip it and earn even more. Why the bother buying a medium cost apartment and vying for 5% p.a.?? 5% is relatively low, as the interest rates of the country is going up and up. Look at the BLR now it is 6.05%. Coupled with the ever increasing inflation, 5% is not good in my opinion, my as well u dump your cash in FD for its 4% now. Besides, you are buying medium cost, and you won't earn a lot if you were to sell it.

In my opinion, I use the power of leveraging. I buy a landed prop worth RM800k (10% d/payment is only RM80k) 90% bank loan, no interest during construction and no legal fees! Once completed, my property would have gone up to RM900k.

Imagine me paying RM80k for downpayment, and a profit of RM100k once completed. it is 120% profit!

Well, just my 2 cents.

thanks for your advise.the problem if i buy from developer is my cash will stuck and i will not have enough cashflow to cover my house rental fees.assume i rent a house with 700 per month.means i have to pay 700 from my own pocket every month which will burden me.thats why i think to buy some property that can rent out with positive cashflow for me to cover my rental fee.is there any other way i can get higher positive cashflow?

Hi,need some advice.
i have a buyer for my property without using an agent,what do i need to do after this? when should i collect 10% down payment,and after that what's next?

Engage a lawyer to do the SPA.
Your lawyer will speak to the buyer's lawyer.
If he is interested, he should pay 2-3% earnest deposit to the stakeholder account, while in between, the lawyers should converse on the terms of offer. From date of payment of 2% runs a period of 14 days to sign the SPA.

Always get a lawyer in property transactions.

Hi friends,
I need some advice from you guys. I just sold my first nostalgic house RM240K. Now, I have 240K in my hand. I plan to buy a new house in Penang, but the house here is very expensive, started minimum from 500K.
If I bought a new house cost 500K, how much should I pay for the down payment? 10% (50K) or 240K?

Hi! I would like to know how much should we cater for the instalment payment in order to purchase a property? Is there any banks offer 95% loan?
