as we all know China's economy is robust. i understand from a friend who has been working in China, Shanghai to be precise for more than 10 years, that lots of affluent chinese are buying properties in Singapore and hardly in Malaysia. Has anyone done an analysis why this is so or could I be wrong about this??

funny thing is that a lot of people from singapore are buying in malaysia! malaysia offers great value compared to singapore.

if that is the case, and am sure malaysia offers greater value compared to singapore, why dont thinkproperty advertise in china? Look at what you have done over here. the taxi ads are great and I read the write ups in NST, The Sun published some 2 weeks ago or so. That meant you are newsworthy ! this site is fantastic and looks really good. lots of info and i enjoy the forum part. Hey feizal, enjoy reading your postings. cheerio.......

Too much Supply in Malaysia. Now there is a shortage in Australia , therefore
invest in AUS is much more better than in Malaysia.

Australia? Australia has basically experienced the same type of property booms that the US, UK, and Ireland have. One Based on low interest rates.
With the US, UK and Ireland experiencing arguably their worst biggest property crashes since WWII, you'd be a brave guy to invest in Australia right now.
I've never been to Australia, but would be interested to know why you're so confident Australia will be very different to the US, UK and Ireland.

The China investors are not familiar with our real estate. They prefer to invest in US, UK, Australia, Russia, Singapore and Canada. Their main consideration is to invest abroad with the convenience of whole family migrating. Malaysia's MM2H program doesn't guarantee PR to them. Therefore, Malaysia is not their favorite country for real estate investment.

Interesting observation which is in line with my own experience. I have not yet encountered a single investor from China in all my years here.
While I know many Chinese are buying in Canada and Australia with a view to migrate I would have thought that with all that new wealth in China there would be a fair number that want to diversify outside China just from an investment perspective, and Malaysia, being stable, legally sound, etc... would make sense.
So why are there so few investors from China who just want to invest here? Perhaps the returns in Malaysia are not exactly exciting compared to China where the growth has been phenomenal.

Hi Asim,
But many Hong Kong investors have invested in KLCC condo. I've been actively marketing KL's project in HK. Many of them are cash buyers. Just talk about individual HK investors, they have invested more than RM350 million in KL market since 2005.
As for China investors, they are speculator who just concern about capital gain rather than rental yield.

For realty investing, you require appropriate knowledge and capability... You must be familiar with all monetary as well as legal requirements........

It is quite true I guess. I my observation, I can see Chinese people investing on foreign properties. Maybe their market is not doing well these days? Or are they taking advantage of today's low housing value and prices?
