Hi There, Hope someone can assist me on this matter. I just signed S&P agreement recently after my bank loan approved and 10% deposit paid to the seller.Its a second hand property.To my understand,a free hold property will take 2 1/2mths to 3 mths to be become my property,such as change of name & etc.Can I,as the buyer,hold the house key and do what ever I like to the property (Renovation or other else)after the next day signing the S&P.Seek your very very kind advice to the above issue.

no, you cannot do anything to the property until the balance 90% has been paid. if the seller is very confident that transaction will be completed then he may let you start the renovation work but very few sellers would take such risk.

The seller will not yet give you the keys. This is until the legal matters are settle as well the balance paid. Just put yourself in the sellers position. You know what I mean.
