Hi all,

I am Malaysian. Currently i'm looking few units apartment / Condominium / Shophouses at KL or
Selangor (PJ, Damansara, Subang Jaya, Shah Alam).
My budget is RM 60k to RM 200k, i buy for rental investment.
I will prefer that unit with tenanted (if can), with ROI 6.0% or above, not the top level.

Can anyone, free give me some advise?

Total 5 stories high. Mine's a 650sf low cost flat with 3 rooms 2 bath. 2nd floor walk up. Rented for RM350 per month. Bank valuation for RM70k, willing to let go at 65k. ROI for you will be 6.4% p.a

2nd property - Pandan Perdana, Ampang
Total 6 stories high. Mine's a 740sf brand new walk up apartment (just collected keys) with 3 rooms 2 bath. 2nd floor walk up. Can be rented out for RM700 per month. Willing to let go at RM140k. ROI for you will be 6% p.a.

If you are keen, after we sign the S&P, I can get both units rented out with tenants (1 year contract at least). Currently both are vacant as I want to sell.

Like i mentioned, both are vacant at the moment as I want to make it available for sale. (didnt know if prospective buyers will buy it for own stay or investment). I can however rent it out in a jiffy because of the demand for rental there in these 2 areas.

good location for investment, student, working executives population. walking distance to KTM station; nearby amenities banks, shopping malls, food centre.
