Hi, can anyone enlighten me on the procedures for sale of land whereby the owner of the land is a Singaporean. If I can find a buyer for the seller, can I get the deal done with just the help of a conveyancing lawyer? I do not want to go through an agent as I want to avoid the commission cost. Thanks in advance

Of course. Best if both buyer and seller have lawyers. And you better get yourself engaged with a lawyer who is well versed in land dealings. Thee are some lawyers who do a messy job & leaves the client complications in the future.

yeah...agree. the process is correct. Just your interest may not be protected if the transaction was gone through.

Lin,
Buying a land is a much more complicated issue as compared to buying a property. Not just bringing a cheque and buy the title and the land is yours. Don't you first need to do a land search and your lawyers to get consents from appropriate authorities? Besides, you need to think of the conversion of the title and premium to be paid.
Buying a land? Get a lawyer to do it on your behalf. You are not buying a vegetable. What if you buy a tomato back instead?

If the registered proprietor of landed property is a non-citizen, then, s.433B National Land Code 1965 will apply.
The first important task is to check with the State Authority gazette to determine if there is any compulsory acquisition from the State. If none, then, the usual manner of obtaining the State Authority consent will apply for non-citizen owners.
You also require State Authority consent and most importantly, income tax clearance be properly carried out.
As for the conveyance procedures, the usual private land search and lodgment of private caveat upon the conclusion of the negotiation with the signing of the agreement will take place.
One important point is in obtaining the plan for the location of the property from the relevant authorities. Also, check whether the cukai tanah is settled.

During the British rule, in those days, land is almost a luxury belonging only to the noble and wealthy.
Today, this is more systematically coded under the National Land Code 1965.
Transparency is the key word and until today, red tapes are still a major uphill to many a practitioner.
Not easy but again, not really difficult either.
One has to make all the checks and searches and get certified copies of plans, maps etc from the relevant authorities to ensure what you buy is what you get.
To buy a kati of vegetables, you have to weight whether in kati or 600 gm.
Times may have change, but the weight of land dealings are still the same.
