Not sure if you have heard or visited Plaza Menjalara. It's apartment with offices and retails unit at the ground to 3rd floors.

The construction has been compleyed the expecting to receive the CF by end of this year.

The project was launched in 2007 and expected to be completed by June 2010, but the developer i.e UOA managed to complete it in one and a half year earlier than the target completion date.

In fact, I went to see the shouw unit when it was launched in mid July 2007. The lauching price was about 170k for the 960sqf unit, and 200k++ for 1180 sqf unit.

Now, after the completion, the price hikes up to 220k with 5% discount for a few units left at level 6th.

I went to see the show unit an visited the sales office few times, then i found out from the officer that there are still more units, about 60 left, which are at the higher floor (14th and above). The officer aid these are units reserved for bumiputra but they are planning to release it one they have received the CF and the price of these units will increase for another 20-30% of the current selling price.

I am thnking to get a unit for own stay as I like the design much ,especially the pool and the garden.

My question are
1) Is now the right time to get a property as the world economy is going down?

2) Is the unit over priced? RM220K for a 960sqf apartment?

3) The price has gone up 20-30 % since it was launched, it it still worthy to ge a unit?

4) There are still 60-60 units left, and the developer are planning to sell them with an even higher price. Do you think there will be buyers? If not, would the developer reduce the price?

It's located at Menjalara Kepong, right opposite the shop lots which are famous with the steamboats.

The Type A selling price is RM233,800.00 before 7% discounts, it's a bit pricy for an apartment but if you like the place like I do, it's worth it.

Last week I heard from a staff of UOA, that the price will be increase before the CF is released.

That's puzzling, the price i was told was 228k with 5% discount.
The officer told me the same, the price will be increased soon the CF is released.
I wonder as the economy is going down, will there be many buyers to purchase the units.
If not, will there be any price reduction, more discount? This is what holding me back to get a unit.

RM228k with 5% are units non-facing the swimming pool, naturally these units will be cheaper.

as for property price drop, I don't think Malaysia will have any substantial effect for the moment.

Which floor is that?
There are only units at 6th floors are opened for sales now and these units are facing the park.
I would prefer to get a unit facing the pool too.

Yup I bought a unit there facing the pool, awesome view. last week I remember there were still 1 or 2 units available facing the pool, maybe you can drop by weekends and talk to UOA.

i was there last week, but all the units facing the pool are sold, unless those bumiputra units that are not release yet, and those are at higher level.

Mind to tell which floor is your unit?
I should go and check out this weekend.

I bought a unit on the 13 floor during the recent re-launch (18 Oct), arrive pretty early but it was already crowded and about 30% of the units still available.

to get a pool facing unit now u either wait for the bumi units to be releasd, or get a bumi friend to buy and re-sell to you.

I bought the property at Block A2 about close to 3 years ago. The CF has yet to be obtained. Heard of any bad news on that property? I'm very new with the property market and this is my first property. Any comments?
