do not buy both. is too much supply both Klcc and mont kiara. buy in bangsar - very much appreciation.

klcc is overpriced, montkiara is still ok because a lot of expatriates and the international schools are full. Many applicants still on waiting list.

Depending of the environment that you prefer. KLCC for a high paced city living. Mont Kiara should be more laid back and relaxed yet still exclusive.

The demand for KLCC condos are mainly by foreigners, that's why the price can appreciate more than 100%. In 2005, the highest price was RM1000 per sq ft, but in 2008, the price can be up to RM3000 per sq ft. mainly because of foreigners who think Malaysia's property is still relatively cheap. For highest price of condo in Singapore is S$5500 per sq ft.

Mont Kiara, many local residents are moving out due to high traffic congestion in the area. Now, the local buyers prefer to choose Bangsar & Damansara Heights.

Never noticed much of a traffic problem in Mont Kiara except in evenings when getting in, between 6pm and 8pm.

Otherwise, it's pretty much traffic free, no?

If during peak hour like in the morning and evening, everywhere is traffic congested. Mont Kiara, because of many construction sites, and the trucks moving in and out have caused the traffic problem along the main road.

Sometimes in the afternoon, don't know for what reason, the traffic is so bad when enter from Persiaran Kiara.

Agree, the traffic is bad everywhere during peak hours - not just in Mont Kiara. The two main roads of MK (Jln Kiara and esp Jln Kiara 3) suffer particularly during the school hours (thanks to drivers & parents double parking), but other than that it is generally ok. The trucks do cause delays as well, as these roads are predominantly single lane - cars parked on the side make it quite impossible to overtake a slow construction vehicle.

From personal experience though, I find the "congestion" even during peak hours, nowhere near as bad as other areas, PJ for instance - where the cars are bumper to bumper right after the Plaza A & B tolls. Sunrise has also outlined plans to ease congestion (ie widen parts of the roads & open up the blocked turning on Jln Desa Kiara) - details were published in their newsletter a few months back.
