I am very interested in investing in Puncak Banyan in Cheras, after contemplating for a few weeks, I decided to call a property agent as advertised in the iproperty.com. Her name is Cat Tan, from Starcity Property Ampang.

It was 11am in a Saturday morning, she sounded like she just woke up.

Below is our conversation in Cantonese:-

She asked \"what is your budget? which advertisement are you looking at?\"
I said \"the RM200k ++ one, as advertised lor\"
She said \"the RM238,000 is it? no discount, your budget okay?\"
I said,\" not even a bit of discount?\"
She said \"yes, so is your budget ok? Don't waste time.\"
I said \"wah, you talk like that\"
She said \" no, the tenant is troublesome, if you just see for fun, then don't waste our time\"
I silent for a while (thinking whether to scold her or not) then just said \"then forget it\"
she said \"oh.. sorry ya \" (not sincere kind of tone)

I almost wanted to scold her bad words!!

happened to me once when i was looking around for my office.

called an agent, said i want to see the property.

he said, \"you look at some other property at that area laa\"
i said, \"i'm interested to see that particular one\"
he said, \"many people see but dont take. ok, i charge RM50 just to see.\"
i said, \"huh? is that so? why so arrogant? want to see also u charge 50?
he said, \"many meople see dont take\"
i said, \"if this is your attitude, many more will not take. i am not interested anymore\".

Oh Gosh, RM50 just to see? That's definitely worse!!
Now the property is booming, that's why they are so arrogant, wait till the market cool down, they will beg you to see. Remember their names, don't ever deal with them, especially when you or relatives or friends have a 2 million property for sale!!

Real estate agents enjoy working with the public and have historically felt safe while performing their jobs, but the trend has shifted in recent years, with a number of agents raped, robbed and murdered while showing homes and other properties.

Agent is important for sell or buy property, they know about now-a-days whats going on. That's why people communicate with agent and agents are an intermediary between sellers and buyers of real estate.

Real Estate Scam
Please beware of this type of Real Estate scams where the property agent(Michael Chiew Parkfield Realty) promises you just about anything to close the deal.

We were persuaded to purchase a property in which the agent claimed was below market price. He said he is in the midst of negotiating a tenant at ROI of 9%, and that he can help us to resell at market price (which is RM100psf higher).

He also requested us to pay him an extra 20k commission since he helped us to close the deal below the market price. So we listened to all his sweet promises and proceeded with the purchase.

Now, one and a half year later, he did not get a tenant or buyer for us, and claims that he did not make such a promises. And we have also tried to promote the property to thousand of agents but to no avail.

Beware of such real estate scams.
