If have the intention to invest in property, it is definitely a way to go. Many people have shown amazing results but you just need to know the right technique. Deep thought and consideration need to take place as it will involve a lot of money. I believe if everybody else can do it, why not us? It is just a matter of time and money. I'm very much influenced by our \"Property Tycoon\", Li Ka Shing. He's just an amazing man and I salute him!

You just need to make sure that you have enough knowledge on the investment that you are going to have so that you will not have any problem.

Is a wise decision, you\\'ll never regret for the rest of your life. My clients did it so did my friends and now my family members are getting into it. You can expect passive income when you hit your 3rd unit.
I always use these criteria as a guideline to get the right property. It helps me and I hope it does for you.

1. Condo or Apartment
2. Location
3. Accessibility
4. Low Density
5. Yield > 6%
6. 1st choice Freehold
7. 1st choice Chinese area
8. Speculation

Based on the above your monthly repayment is taken care and you can expect capital appreciation of >30% after 3 years time.

I guess it's really better to just invest than to pay for a property that isn't yours. Well, there are many arguments that will rage on for eternity. One is whether it is cheaper to buy rather than rent a home. Real estate business Trulia, recently found in its annual study that purchasing is cheaper than renting in 98 of 100 large towns. According to CNN, the most recent survey has similarly found that buying is more cheaper than renting. And out of the top 100 real estate markets, it would be cheaper to rent than buy in only two of those locales. In fact, the two places that it would be cheaper to rent than to buy were Honolulu, Hawaii, and San Francisco, Calif. Whether it’s cheaper to buy or to rent based on cost per square foot is misleading, because it only deals with the purchase price of the home; it is said that the costs of home ownership are not included.

It's good idea to invest in property. However, you need to be careful on what location you're intend to invest. Puchong area is one of the hotcake in property market, but with your budget you may only sufficient to invest in some apartment in Pusat Bandar Puchong / Bandar Puchong Jaya with monthly rental RM 700 to RM 900. For my advise, you may consider for some apartment in Subang area as well such as Goodyear court, sunway Menteri Flat. Those property really come with good rental.
If you're planning to buy propety, pls take into consider for below tips

1) Property purchase price
2) How much is your downpayment
3) Have you ever consider to withdraw youe EPF act 2 as part of downpayment ?
4) You need to standby legal fee, stamp duty, disbursement fee on Loan agreement & Sales & Purchase agreement. For property price at RM 200,000 may cost you additional estimate RM 10K on S&P & loan agreement

I must talk about the risk involvement relies with every business. Real estate sector is also risky but if we do a good study about the investment plan and strategies then it can provide big profitable opportunities. Rental properties are also best in case of some one want a smooth and steady income.
