I plan to purchase a corner house with additional of over 25ft of land. Thinking that it is much less than a semi-d or link-bungalow, I plan to add an additional unit next to it with major changes to design and style. Is this allowed and if so how can I get the necessary approvals?

you want to join the corner house with the link-house next door?

that should be fine. you would need to submit your plans to the local authority and wait to get approvals.

Thanks Kalai. I mean major renovations to the corner unit, widening it to double the the current width. The design will be much different from the other existing link-house / neighbours.

widening in itself is not the issue. the authorities will approve that. but it's how much you want to widen. you need to find out the setback. the house must be a certain distance from the edge of the land.

with regards to the design, it's up to you. i have seen lots of house linked houses or semi-d's where owners have upgraded. sometimes you get someone who buys 2 semi-d's next to each other and joins them making it the only bungalow on street, and often with a very grand style (to make sure that everyone on the street knows who is the big boss!).

in gated communities there might be a rule saying you are not allowed to change the external part of the house. the management would know about any such restrictions.

It is costly for renovation nowadays! If a temporary awning is planned to built, must I submit plan to authority, 22 x 5 feet.

My neighbor (both sides) extend their kitchen into the backyard only for the first floor. Is it possible that I only extend the 1st floor and leave my backyard open with one side, for good vantilation.


Advices are appreciated!

Hi Patrick,

Good to see your massage and hopefully successes your plan. I know someone with professional and well interior designer any kind of extension houses, redesign really they are good. May be you can share your plan with them. I am sure you will get a quality job from them.
