I've browsed through the entire website and studied their plan briefly.
A couple of points I noticed. As always, there are good and not so good points.
Less than ideal points first:
I looked at the masterplan. Looks just a little too densed. People who are looking at Puchong should look for housing areas with less density because there's plenty of land in Puchong and although it's relatively cheaper, why pay so much and not get your share of space? Think about the parking spaces. Do you want to move in to a new area with car parking all over the streets of your neighborhood blocking your drive way, etc.?
Furthermore, zigzag roads to help slow down traffic in areas like Puchong will only end up making drivers to drive a straight line and thus causing much more harm in the end, unless they make it so windy you can't draw a straight line across. But from the looks of it, you can definitely drive a straight line on that zigzag road. That being said, it's Puchong. You get what you pay for. I have a place in Puchong, and it's because it's very affordable, that's why most people buy it.
I don't know too much about the maintenance of YTL Land. I know they are not Sunrise, which is famous for their long after sale/completion maintenance. The clubhouse, shared community area needs the assurance of good maintenance.
No CCTV. Wasn't mentioned, thus you can pretty much expect none. I think all developments in Puchong must have CCTV in public areas. On the main streets, etc.
Privacy - Some of the units with excellent outdoor pools & jacuzzi doesn't seem to be very private. With neighbour able to have a grand view at a glance. Just a thought that it might be a bad thing for those who wanted privacy.
Leasehold. Not good. (But then again, this is my personal opinion. I personally will never touch lease hold properties. Especially when it comes to half a million ringgit and above.) Unless there is no longer a choice, I will choose freehold over leasehold any given day. But for those who doesn't care about lease vs. freehold, by all means, check it out further. Looks like yet another fantastic development by YTL Land! Which brings me to our next point!
Good points about this development in Puchong:
The views are fantastic. Looks very nice as it is. However, the way you'll feel will depend on the final touches on how they'll look like upon completion. It is the minor details that will make a development fly. I hope this one will! Puchong needs a couple of pearls!
The website looks extremely plain and simple. Not much design work done to bring out the \"WOW\" effect. So, it could be a good thing that they don't have to exaggerate by means of aesthetics. They are what they are. YTL Land is a reputable developer after all.
More good points about the local environment:
Puchong is a great location with a lot of potential future developments. I wouldn't cross it out from my list of places to invest regardless of what many people say about how the prices couldn't fly because of existing squatters, etc.
So many places with good food. Just great food places at incredibly affordable prices everywhere in Puchong.
IOI Mall with newly extended shopping spaces. Without paying any toll, you'll get to shop, dine, catch a movie at the local megamall.
Almost everything you need to buy you can get it at a bargain price in Puchong. Furnitures can't go any cheaper than marts at Puchong. Lightings as well. And probably all other electrical appliances. Even handyman for fixings are cheaper in Puchong!
