Property in Malaysia for sale and rent | Buy, Rent and sell real estate and homes

Found out that this place gives quite a high yield. However, I've heard friends saying this is a 'dead' place.
Furthermore, there are many units available. Why then does it has high yield?
If buy now, any potential capital depreciation (yes, you read it right, not appreciation).
Perhaps can anyone share your experience owning/renting your units there? Or if you're working there?
