I'm planning to buy a first floor office unit at University Shoplots, Penang (opposite USM). Anybody knows any major problem with this area eg parking, burglaries, workmanship etc.?

You should ask through a survey in the area about it.
Also, researching well about the area first would rather do the work for you.
