Settle housing loan fast- good idea ? 10 months, 3 weeks ago #19549

I would like to enquire , It is a good idea to settle the housing loan fast?
e.g My monthly instalment is RM1000 for 30years but I pay for RM 2000 per month, So I should be able to settle my housing loan for 15 years

Or is it a better idea to get another house for instalment ?

YES,owing finance money is NEVER a good idea. Paying double does NOT meant it will reduce your loan by half but it will reduce your loan size and/or loan tenure (Read your loan agreement).

Or is it a better idea to get another house for instalment ?


Investor will say YES but DONT OWE FINANCE.

There no right or wrong, its all depend on your appetite of investment.... Just give it a thought... if your can afford to pay for the extra RM 1,000 why not you consider buy another property which can easily rent out and someone will be paying for your home-loan installments.

Home loan interest is relatively low in our country (let's say BLR 6.60%-2.3% = 4.3%), perhaps you may turn around your cash for other form of investments that can give you a higher return (i.e. 8-12% return, if you invest it right you might even reap up to 20%).

However, i strongly think you can aim for another property as the appreciation of property are increasing 20-30% each year (depending on the property you aim). I've seen some even double up the value in 2-3years.

Hi Tang,

This is a challenging question for me.... Well i would say its all depend on your criteria you set.
For example: type of property, facilities, accessibility, and types of budget you are looking at...

If your budget is high, perhaps you may consider some of the high-end area such as sri-hartamas,
mont kiara etc. Those are the area that never fail to satisfied their investor, but of cause you have to
count in the factor of what is the period your are looking at? 2, 3, 5 years period?

Investment can also consider to medium to low cost, as its easy to flip over i.e. easily sell or rent out,
as the demand is always there. Again you need to study the location as well.

There are some propose LRT coming up all the way from Bukit Jalil to Puchong Giant. study along
the way spot some good property to invest. Target those with tenanted, even if you might not 100%
cover your loan installment but once your renew your tenancy you may increase your rental, by then
LRT is up and its time you can reap your fruits.

Just a few opinion to share here... once you slowly get yourself in property this are basic info you will know.

it is normally not a good idea to do full settlement. paying fast not necessary is good for you and paying slow not necessary is bad. you need to know more how the mortgage really work to do this kind of decision.
