is it worth buying? how is bandar utama 1? i hear it's becoming like mont kiara?

bkt utama 1 is great. i live there and literally everyone i meet that lives in the condo love it, and all the expats say they couldn't believe how good value it was compared to mont kiara. only 5-10 mins away from mont kiara via penchala link but rent and sale price less than half of mont kiara.

it's very very convenient. right next to 1 utama, curve, centrepoint, as well as ldp, sprint, penchala link. also golf course right next door. management is doing amazing job of looking after place including great landscaping so place feels really very exclusive, and it's very very secure (they have about 40 guards and they often do a drill at the front which looks very impressive!).

really, every single person i know that lives here say they love it. and i love it!

disadvantages:
1) all units are same size except penthouses, so if u don't like the standard 2,000sq.ft layout, it's tough luck.
2) not too much of a mix of races. i'd say 90% chinese, 5% western expats, 5% other.
3) nothing is walking distance (although a LOT of shops within 3 mins drive)

So if that is anything to judge by, bkt utama 2 is worth going for! a superb alternative to mont kiara - oh, and btw the expats are slowly figuring this out and are moving there...

I wonder how low can the prices go at Bukit Utama 1. I see agents listing on thinkproperty.my search with the lowest asking price at RM600,000.00. I wonder in general, how low will they go for their standard 2000 sq. ft. units. Will they go as low as RM400k++ or so?

Does anybody know of the latest transacted value? I've been eyeing Bukit Utama for a very long time now because I heard from a real estate agent who cover this area actually sold units at RM400k++ a few years back because this condo didn't catch any fame when it was built, so some owners actually sold it cheap before it became a jewel of the entire Bandar Utama.

I'm hoping the economy downturn will give me a second chance to make Bukit Utama my home!

Does anybody have any idea how much is Bukit Utama 2 going for? (Starting prices?)

if i am not mistaken about RM650k+ for the smallest unit poss about 2000+/- sqft. Before it caught fame as the jewel in BU as Edward rightly commented, it was about RM470k to RM520k. A few owners did sell off the units thinking it would not catch on. It was initially meant to make it like the Sri Hartamas of PJ, meaning an expatriate enclave, but somehow did not catch on as fast as anticipated. Nonetheless, better late than never.

I too have been eyeing this place for a long time.
