My opinion is too expensive, next to all disco area, also noise at midnight.

It depends on how soon the condo achieve 30%. Binjai Residency achieved 30% within 9 months from completion (handing over of keys in Nov 07). the rental rate is fr RM5-RM6+ psf.
If it achieves 30% after 2 years or more, then it's considered not good! Duo Res and Stonor Park are more than 50% now, almost 2 yrs after completion.

The occupants of KLCC condos are mostly tenant-occupiers than owner-occupiers. That's why the general market occupancy rate is still low. If more supply added in the market, this will be additional pressure on rental market. In order to rent out, u have to lower down your asking rental rate. Then, we should sse the drop of rental rate in the market.

There is a medium size fully -furnished unit of Meritz Res rented at abt RM8 per sq ft!

I believe that market dictates better than any of us and can be clearly shown from market prices be it for sale or for rent. Occupancy rates are just one of the many factors used to rate a property worth just like using P/E ratios or future cashflows or management track record or market share to rate a stock investment.

For properties, I think the value of a unit will lie in the eye of the beholder.

As to the possibility of a drop in rental rates, I am very sure that any drop in rental rates in Marc/KLCC will have ripple affects in other areas in town. I do not see others being immune or have better holding power, it would only be a matter of time.

Info for all interested parties...........
If I remember correctly, vacant possession for Marc Residence was from from July 2007. Right upto November last year, owners were still taking delivery of their units. In terms of how long Marc Residence was completed - just a little over 1 year.

Actually Shane, you are absolutely right. Handover was like in late July and with the usual observation lodgement by owners, units were about only starting to come in the market like in Sept/Oct/07. And yes, I knew owners were taking delivery of units up till Nov/07 as many were not locals.

Thank you for clearing this up. So the occupancy rate claim is not accurate after all.
