I see your point. It's interesting, they don't have a single map published outside the one on their website and it was recently updated yes. I can see too where the confusion came from, there has been wrong presentation on which one was the Northshore Gardens.

However in that condominium my agent has a couple of units selling at lower than developer price, so there might be opportunities there, but 650 per sq. ft. is expensive for investment purposes in a condominium in that area still. Do you think someone would pay over 700 there (if it's capital appreciation investment one is looking for) in the near future when Mont Kiara is at 450 to 500, KL Sentral is still at 550, and KLCC golden triangle premium condos at 750 with only super ones reaching close to 900?

Rent at 5000 per month (IF that is achieved, which is optimistic) for a 1500 sq. ft. apartment will yield less than 5% gross return or so.

So despite the confusion at which one is Northshore, I still stand at that buying the condo there is not a good idea for investors.

Houses and semi-D's there are much better options for both investment and to live-in.

Interesting. Anyway, Desa Park City is a beautiful place to live in (at least the foreigners who move from Mont Kiara think that) and over time, it will appreciate further for sure.

I'm buying there most likely as a future place to live in. I'm guessing 5 - 10 years from now, people will ignore congested townships and flock to better designed gated & guarded ones with maintained landscaping (even at a premium).

I kind of like the idea that I will stay in a place where people either can't afford to live in or people are desperate to live in but just can't part with their money.

Just like Kenny Hills, Bukit Tunku and Damansara Heights.

I;m having a very hard time living here now coz of the extremely POOR quality housing they have,
After only living here for 1 month, the toilet system, and kitchen has been blocked so many times. The plumber who came services a few houses here and said almost all the units have the same problem and even advised us not to buy any property here. UNless you are planning on spending another 500k - 1 million after buying a property, I wouldnt advise to buy any property here. It is clearly overpriced for the quality they offer.

Another friend of mine (just married couple) just bought a unit in levenue. After planning to move in, they found that the whole roof was leaking and that all the flooring on the top floor was spoilt! Now they dont know if they should move in or not, but either way will have to spend quite some money fixing it,

Basically its just too much of a hassle. It might look nice from outside, but I guess you could never judge a book by it\\'s cover. Am just too dissapointed by the quality of the houses here. Appalling!!! Pls do not make the same mistake.
