I am checking prices for Suasana Sentral Loft.

I am surprised to see for medium-size units prices of 800k to 1000k RM (1100 sqft, that's about 800 RM/sqf) and rentals of 3800 to 4300 RM (or 3.5 to 3.8 RM/sqf).

Now that's only giving a yield of 4-6%. Does this sound right?

Could the offer prices for those units (for any unit) be inflated?

How much would you expect to be able to negotiate the price down?

Or are these condos already too \"old\"? They were ready in 2008 and property prices since then could have grown much faster than the rentals and the initially healthy yield of 7 to 10% has come down. Why would I buy a condo which is a few years old then?
