TOPIC: Property Prices to climb further?

Property Prices to climb further? 1 year, 9 months ago #18305

With Malaysia politics becoming more inflamed by racialism and the seemingly inaction by the federal govt, and the run-up to the General Elections in 2 years time, do you think that prices will continue to rise the next 3 years or come down? There are rumours of unrest if BN, or specifically UMNO loses..

Do you think property prices will continue to go up, hold on or come down the next 2 - 3 years?

I think that property prices will continue to go up, at least in the Klang Valley, for the next year. The economy is picking up, purchasing terms are becoming more favourable to buyers, and land is scarce. No thoughts on what might happen during the General Election.

Yes, it will, quite sure of it. One of the main reason is, Malaysia properties, especially most of the Klang Valley area, the property is still considered 'slow' in terms of appreciation. We are now in the stage of catching up with regional market which has seen properties booming and price escalation, crazily.

But of course it doesn't apply to all property in Klang Valley. Let be a wise investor!

Hmm... I think it is important to be motivated to read up on property regularly, then the rest will follow suit. I check my sources at the following websites:

thinkproperty.com.my (duh, I know)
www.iproperty.com.my
www.patchay.com/

It is also good to make a comparison between property prices when they are first launched, and when they are sold in the sub-sale market (to measure appreciation - but not necessarily reliable).

Attending property events are good too. We can see development launches, and there are speakers too sharing trends. Last month was good. I attended the iProperty expo at KL Conv Ctr. There were speakers talking on tax, legal issues, hotspots and others. Link is here to show what I mean. www.iproperty.com/expo/2010/expo_MY_CC0710.aspx

Well, that's it! That should be enough to get you started.

My opinion:
Since it's about investment, let think for long term and always remember, what goes up must comes down and what comes down must go up.. i think need not to be so concern for 2 to 3 years ahead but let see 20 - 30 years in future.

i've readed Peter Yee's property investment book whe he did show the boom and doom of property market in Malaysia over last few decades but in general, the property still appreciate over the long term.

Happy investing!
