Property in Malaysia for sale and rent | Buy, Rent and sell real estate and homes

Hi,

I need some advise from the experts on this.

1) How much the agent charge for representing seller? The property is below 100k.
2) By the way, what is the agent nature of job in this case if representing seller others than matching the right buyer and negotiate for the price?
3) Do I need to hire a valuator to do the property valuation report?
4) Do I need to hire a lawyer to represent buyer or just let the agent do the rest of the job?
5) How long does a selling procedure usually take to complete?

Hi all

1) property agent are allowed to charge maximum 2.75% on selling for property below rm500k not inclusive 5% the GST
3)u can hire ur own valuer for estimation what sales price u can look or u may not to. Once buyer apply for financing, bank will appoint their own panel valuer before proceed the offer amount
4) if u appoint lawyer, the lawyer should represent urself and buyer laywer represent for them. the scenario normally taking place for million dollar of property. Current practise property below rm500k buyer appoint lawyer for them and borne by buyer

all the points that you discussed are good and useful to understand a property`s value and its selling. I would like to suggest you that hire any real estate agent because he can guide much more better than any one else because he has more experience and knowledge of this business. It will be beneficial for you to make a profitable deal.

I think you should use some social media tools and put an advertisement in local newspapers. You can also hire very experienced property agent or choose a local realtor.
