I would like to ask regarding a sub-tenant..as the main tenant (accredited landlord) who rented out a room to another sub-tenant, do we have the right to give 24 hours notice to the sub-tenant to move out immediately due to rudeness/unethical behaviour?? The sub-tenant is sending sms with rude words to us as they are not happy with us having visitor coming sometimes and the visitor is actually my sisters. We can\\'t consider for them to stay with us anymore for being so inconsiderate and intolerable. In the event that they want to move out, they have to give us 2 months notice. But in the event like this when its us who want them to move out, is it okay for us to give 24 hours notice to move and refund back their deposit?? Please advise.

You should both talk to the landlord about your issue.

The landlord will be the one to decide on both of you having to move out or to make agreement between the two of you. Both of you should also know and review the rules of your landlord about renting our, your right, limits and obligations as sub-tenants.

Yes you do. But you have to first notify about the landlord about your complaint and the issue.

You have all the means to give a notice to your subtenant especially if you are the person who represented as his landlord. You can freely decide on the this matter and you don't have to give notice to your landlord if you would want to kick out your subtenant because of his unacceptable attitude.
